LiveLandlord services in Chester
Own a buy-to-let in Chester? We run it for you as serviced accommodation: listed, priced, cleaned and looked after, with a statement and payout on the same date every month. You keep ownership and pay the bills as normal.
We’re based in Saltney Ferry, on the edge of Chester, so the properties we look after here are on our doorstep. Our service for landlords is serviced accommodation management: instead of one tenant on a fixed rent, your property takes short stays from the guests Chester draws all year. The racecourse, the zoo, the walls and the Rows bring weekend and holiday stays, while the university and the Countess of Chester Hospital bring visiting staff, families and contractors through the week.
Whether your property is let on an AST today, sitting empty, or already running as an Airbnb in Chester, we take the whole job off your hands: setting it up, the listing, the pricing, the guests, the cleaning and the repairs. Bills, council tax and ownership stay in your name, exactly as they are now.
Before you commit to anything, we build a free income projection for your property and postcode, comparing what it earns now with what it could earn as serviced accommodation, net of costs. If serviced accommodation won’t beat your rent, we’ll tell you.
What we look after for Chester landlords
Everything a guest sees, and everything behind it. See the full list →
Setting it up
Furnishing and dressing, professional photography, safety checks and compliance paperwork, and a listing with house rules and pricing built from scratch.
Listed everywhere guests book
Airbnb, Booking.com, Vrbo and direct booking, so the calendar isn’t relying on one site.
Pricing to demand
Race days, holidays and quiet midweeks all priced differently, plus weekly and monthly rates where longer work stays suit the property.
Every guest message
Guests are vetted and ID-checked, and their questions, check-in help and problems are answered day and night. You never speak to a guest.
Cleans & repairs
A hotel-standard clean and linen change between every stay, repairs arranged and seen through, and gas, electrical and appliance checks kept current. You approve anything above an agreed limit.
Monthly payout
Paid by bank transfer on the same date each month with a clear statement, plus an owner dashboard to check bookings any time.
How it differs from a traditional let
The same Chester property, run two different ways.
- Income: a traditional let earns the local AST market rent. Nightly rates typically earn 20–50% more net, though it depends on the property, which is why we model yours first.
- Payment: guests pay before they arrive, so there are no arrears to chase.
- Condition: rather than an inspection once or twice a year, the property is cleaned and checked after every stay.
- Getting it back: there are no tenants to remove. You can block out dates for your own use, or end the agreement using the break clause.
- Your involvement: one monthly statement, and we do the rest.
If you have a mortgage, you’ll usually need your lender’s consent for short-term letting, and we walk you through that. If the property is leasehold, it’s worth checking the lease allows short lets before going ahead.

Landlord services in Chester: questions
Do you find long-term tenants for Chester landlords?
No. We manage your property as serviced accommodation, with short stays from holiday guests, families and working visitors, rather than letting it to a single tenant on an AST. Your free projection compares the two, and if serviced accommodation won't beat your current rent, we'll tell you.
What happens with my mortgage and insurance?
Most buy-to-let lenders allow short-term letting with consent, and some products are designed for it. We walk you through the consent process with your lender and connect you with specialist serviced accommodation insurance, typically costing a similar amount to landlord insurance. Nothing goes live until both are in place.
Who pays the utility bills and council tax?
You do, exactly as you would if the property were empty or tenanted, with everything staying in your name. Our income projections are always presented alongside your expected bills, so the uplift you see is a genuine like-for-like comparison against your current rent.
Am I locked in?
No long lock-ins. Our standard management agreement runs for twelve months with a break clause, and because there are no tenants there is nothing to unwind. We simply stop taking bookings beyond your chosen date and hand the property back, professionally cleaned.
